The Organizing Expert’s Checklist for a Stronger Sale

Your belongings, memories, and functional setups are what turn a house into a home. However, when it's time to sell, your beloved treasures can become a distraction for potential buyers.

Here is our expert guide to prepping your Edmonton home for a successful sale this spring:

General Rules for Listing Your House in Edmonton

To make the most of your selling experience, keep these strategies in mind to shift your mindset from living in your home to selling it:

• Depersonalize: Remove family photos, diplomas, and personalized décor (think unicorns, spooky stuff and anything edgy). We want buyers to see the space, not your history.

• Pet-Free Zone: We love our furry friends, but buyers shouldn't see (or smell) them. Hide food bowls, beds, and toys during photos and showings.

• Full Access: Buyers will open your closets and peek into the furnace room. Ensure all walkways are clear, doors open fully  and storage spaces aren't bursting at the seams.

• Lighting: A well-lit home feels cozy and welcoming. Replace all burnt-out light bulbs inside and outside. 

While the general rules apply to every corner of your house, there are three key areas we find that buyers tend to linger the longest. If you only have a weekend to prep, these are the spaces to prioritize to get the most bang for your buck:

1. The Kitchen 

Kitchens are high traffic, multi use spaces. This makes them prone to to-do piles, overflowing pantries and countertops full of commonly used items. For a buyer, it’s all about showcasing storage and workspace potential.

• Clear the Counters: Minimize kitchen tools and appliances. Tuck the toaster and blender into a cupboard to prove you have enough counter space to prep a feast.

• The Fridge: Clear everything off the outside of the fridge (yes, even those cute magnets!). 

• Tidy the Pantry: Declutter your food storage and slow down on purchases. If your pantry is 100% full, a buyer thinks, "This house doesn't have enough room for my groceries." Leave some breathing room.

2. Bathrooms

Bathrooms are another highly functional space. It’s all too easy to fill cabinets and countertops with our personal hygiene items. Things we need, but might give others an “ick” response if left out. We want to create a minimalistic, tidy bathroom for a great impression. 

• The Basics: It’s a small thing, but always close the toilet seat! Ensure a fresh, full roll of paper is on the holder.

• The Linen Trick: Remove your everyday, mismatched towels. We recommend investing in a set of crisp, matching white towels used only for showings.

• The Shower Audit: Open the shower curtain to show off the tile and tub, but remove all shampoo bottles, loofahs, and razors.

  
  

Pro Tip: Deep clean all kitchen appliances, bathroom fixtures, light fixtures and ceiling fans to make your home look and feel move-in ready. 

3. Living Areas

Choose the featured living space in your home to highlight. This could be the bonus room, a living room with big windows, or a spacious basement rumpus room. We want to go from cluttered and cozy to simple and relaxing. 

• Hide the Tech: Tuck away all remotes, tangled charging cords, and gaming controllers.

• The Furniture Edit: If you’ve maximized seating in an area, consider simplifying for better flow through the room. Less is almost always more when it comes to creating floor space!

• Cozy Vibes: Use matching blankets and nice, full pillows to create an open and inviting feel. 

Pro Tip: We often become clutter-blind to our own spaces. Not sure if a room looks right? Take a photo on your phone. Adjust your space, and take another. Compare the photos and you’ll immediately know which version looks better for listing.
